Where is The Spring House Located?
The Spring House is located in the Peaceful Side of the Smokies, Townsend TN. Just a few miles from the entrance to the Smoky Mtn National Park.
What is your cancellation policy?
Plan Your Sleeps is currently only accepting reservations via AirBNB or VRBO. Our cancellation policies can be found on their respective websites:
To receive a full refund, guests must cancel at least 30 days before check-in
Cancellations between 7 and 30 days before check-in, 50% of nightly rental refunded
No refunds for cancellations less than 7 days before check-in.
Guests can also receive a full refund if they cancel within 48 hours of booking, if the cancellation occurs at least 14 days before check-in.
When is check-in and check-out?
At The Spring House – Check-in is at 4:00pm and Check-out is at 10:00am.
Does the Spring House have Little River access?
Yes, The Spring House offers river access approximately 100 yards from the house.
Do you have WiFi and TV?
Yes, WiFi and a TV are available. The TV has Roku and you use your log-ins for available apps.
What is near The Spring House
The Springhouse is conveniently located within walking distance to the Smoky Mtn River Rat Tubing Outpost and only 3 miles from the National Park entrance. One of the most visited spots in the Smoky Mountains, Cades Cove, is only a short drive away. Mountain biking is available 2 miles away at the Vee Hollow. In addition, Townsend has several local eateries, coffee shops, and bars which line a 5 mile walking and bike path. Does the Spring House have a washer and dryer?
No, we do not offer a washer or dryer. However, there is a laundromat in Townsend beside a wonderful coffee shop should you need to do laundry while visiting.
Is Parking available at The Spring House
Off-street parking is provided at The Spring House in Townsend, TN.
Can I bring a pet?
While we know traveling with your pet can be enjoyable, we have family members that are allergic so we do not allow animals in our rentals. Thank you for understanding our need to keep our family comfortable while they enjoy staying at the property.

How close is 87 Waves to the beach?
87 Waves is just 150 yards from private beach access. You can stroll to the sand in minutes and enjoy the community tiki hut or bring your own umbrella.

Yes! The large driveway easily accommodates a boat and trailer. The closest public boat ramp is only 3 miles away, giving you direct access to the Indian River Lagoon.
